Real Estate Law

Residential and commercial real estate lawyers in Calgary, for buying, selling, refinancing and leasing, handled on time.

Overview

Smooth closings, no surprises.

Real estate transactions are exciting and complex. Whether you are buying, selling, leasing or refinancing, you need a lawyer who protects your interests at every stage and keeps your closing on schedule.

Our Calgary real estate lawyers act for first-time home buyers, homeowners, investors, estates and businesses. We know the local market and Alberta's land titles system, and we make each transaction as smooth and fast as possible, from the accepted offer to the keys.

Our approach

Thorough on the details, fast on the timeline.

We review every title, condition and document carefully so problems are found early, not on possession day. You get clear explanations of what you're signing and what it costs.

Your possession date is fixed. Our job is to make sure nothing stands in the way of it.

We work closely with your realtor, lender and the other side's lawyer, and we keep you updated at each step so you're never left wondering where things stand.

How it works

From accepted offer to keys in hand.

1

Send us your deal

Share your purchase or sale contract, possession date and lender details once your offer is accepted.

2

Review and searches

We review the contract and title, check the Real Property Report and flag any liens, caveats or issues.

3

Sign and fund

You sign the transfer and mortgage documents with us, and closing funds are held in our trust account.

4

Register and close

We register the transfer at Alberta Land Titles, release funds and confirm your keys are ready.

FAQs

Real estate questions.

When should I contact a real estate lawyer when buying a home?

As soon as your offer is accepted, or before you sign if you have questions about the contract. That gives us time to review conditions, work with your lender and have everything ready for your possession date.

What does a real estate lawyer do on closing?

We review the contract and title, check for liens and caveats, prepare the transfer and mortgage documents, handle the funds through our trust account and register the transfer at Alberta Land Titles.

What is a Real Property Report, and do I need one?

A Real Property Report (RPR) is a survey that shows a property's boundaries and the buildings on it. Most Alberta residential purchase contracts require the seller to provide a current RPR with proof of municipal compliance.

What closing costs should I budget for?

Plan for legal fees and disbursements, Alberta Land Titles registration fees for the transfer and mortgage, and adjustments for property taxes or condo fees. Alberta has no land transfer tax, only registration fees.

Do I need a lawyer to refinance my mortgage?

Usually, yes. When you refinance or switch lenders, a lawyer registers the new mortgage on title and arranges the discharge of the old one.

Do you help with commercial leases?

Yes. We draft and review commercial leases for landlords and tenants, and explain key terms such as rent, operating costs, renewal options and assignment.
